Project Overview

The residential flats at 9-11 Westcliff Avenue, Westcliff-on-Sea, required replacement render works due to visible deterioration of the existing external render, which was impacting the building’s aesthetic appeal and structural integrity. The project aimed to provide long-lasting protection against weather conditions while enhancing the property’s appearance.

Key Objectives

Scope of Work

  1. Assessment:
    • Conducted a detailed survey of the existing render, identifying areas of failure, cracks, and damp penetration.
    • Assessed structural elements to ensure no underlying damage to brickwork or other materials.
  2. Preparation:
    • Removed existing damaged render using appropriate techniques to avoid damage to the substrate.
    • Cleaned and repaired the underlying surface, filling cracks and addressing uneven areas.
  3. Material Selection:
    • Chose a high-performance silicone-based render for its weather-resistant and self-cleaning properties.
    • Opted for a breathable finish to allow moisture within the walls to escape, preventing future issues with dampness.
    • SPS Envirowall Silicon render system was installed as per specification.
  1. Installation:
    • Applied a base coat reinforced with fiberglass mesh for additional strength and crack resistance.
    • Finished with a coloured topcoat selected to match the local architectural aesthetic, providing a seamless blend with neighbouring properties.
    • Prepare and clean stone window surrounds to all windows and decorate to match new colour render.
    • To jet wash all hardstanding areas.
  2. Quality Assurance:
    • Conducted a thorough inspection at each stage of the project to ensure adherence to standards.
    • Tested the final render for durability and uniformity.

Challenges Encountered

  • Access Issues: The location of the flats required careful planning for scaffolding to minimize disruption to residents and nearby traffic.
    • Solution: Employed a phased scaffolding system and coordinated work schedules to reduce inconvenience.

    • Solution: Scheduled work around weather forecasts and used rapid-curing products when necessary.
